Ask ten Londoners for the best area to live in London and you will get ten different answers — each of them right. London is a collection of villages, and the best one depends entirely on what you are optimising for: schools, commute, space, character or value. Here is how to narrow it down.

For families: schools and space

If catchment areas drive your search, look at Richmond, Dulwich, Muswell Hill, Wimbledon and the suburbs around top-rated state schools. Outer zones like Petts Wood (BR5) and Bromley offer detached houses, strong grammar and comprehensive options, and fast trains into the City and West End — often at half the price per square foot of zones 1–2.

For professionals: commute and convenience

Canary Wharf and Docklands suit those working in finance, with modern apartments, concierges and the Jubilee and Elizabeth lines on the doorstep. Angel, Clapham and Fulham remain favourites for those wanting a shorter journey to the West End with a strong restaurant and pub scene.

For character and prestige

Notting Hill, Hampstead, Kensington and St John's Wood offer period architecture, village high streets and some of the strongest long-term capital growth in the UK. You pay a premium — but these markets have historically held their value through downturns.

For value and growth

Elizabeth line corridors (Woolwich, Abbey Wood, Acton), Walthamstow, and parts of south-east London such as Catford and Deptford offer the best combination of improving transport, relative affordability and regeneration upside.

  • Rank your priorities: commute time, schools, budget, space, character.
  • Set a hard budget ceiling, then map what it buys in three candidate areas.
  • Spend a full day in each area — a weekday, not a Sunday.
  • Check sold prices, not asking prices, before judging affordability.
