These are also the boroughs with the most green space, the strongest schools and a more suburban feel — which is precisely why families gravitate towards them.

Why raw statistics can mislead

Crime maps count everything from shoplifting in a busy high street to anti-social behaviour near transport hubs. A lively zone 1 neighbourhood with nightlife will always record more incidents than a quiet residential street in zone 5 — but that does not make it less safe to live on. Look at residential streets away from commercial centres, and filter by the crime types that actually affect residents, such as burglary and vehicle crime.

How to check an area like a professional

• Use police.uk to view recorded crime on the exact street, filtered by category and month.
• Visit after dark and on a weekday — not just during a sunny Saturday viewing.
• Look for passive signals: maintained gardens, working street lights, occupied homes.
• Ask about the Neighbourhood Watch and local residents' association.
• For new-build developments, ask about concierge cover, entry systems and CCTV.
